Jonathan Eav is the Executive Director of The Eav’s Group, where he merges his expertise in real estate investment and interior design to create refined, luxurious spaces. With extensive experience in both architecture and fine timepieces, he is driven by a passion for craftsmanship, innovation, and transforming spaces into timeless sanctuaries.

1Please give us a brief bio of yourself and your design background.

I’m Jonathan Eav, the Executive Director of The Eav’s Group. I hold a Master of Arts in Art, Design, and Visual Culture from London Guildhall University. After completing my degree, I worked with several well-established architecture firms in London, gaining invaluable experience and honing my skills.

In 2006, I returned to Hong Kong to join my family business, Asia Commercial Holdings Limited, where we manufacture and retail fine timepieces. Driven by my passion for real estate investment and interior design, I founded The Eav’s Group in 2018 to pursue my ambitions in these fields.

2What made you become/why did you choose to become a designer/artist?

From a young age, I was fascinated by the way spaces could influence emotions and experiences. This passion led me to pursue a Bachelor of Arts degree in Interior Design and Technology, followed by a Master of Arts degree in Art, Design, and Visual Culture from London Guildhall University. After practicing in an architecture firm in London for two years, I realised that design was not just a profession but a true passion.

The ability to blend creativity with functionality and to create environments that enhance the art of living is incredibly fulfilling. It’s about more than just aesthetics; It’s about crafting spaces that resonate with people and stand the test of time.

My journey into property development was a natural extension of my passion for design. I saw an opportunity to not only create beautiful interiors but to shape entire developments that contribute positively to the community. This holistic approach allows me to bring a unique vision to life, ensuring that every aspect of a project is thoughtfully considered and executed to the highest standards.

3Tell us more about your agency/company, job profile, and what you do.

The Eav’s Group, which I founded in 2018, is all about blending real estate development with exceptional design at some of the world's most sought-after addresses. My passion for unparalleled craftsmanship drives us to create luxury properties and offer personalised services that cater to the world’s most discerning clients.

We have two main branches within The Eav’s Group. First, there’s Eav’s Residences, where we handle property development projects. Then there’s Jonathan Eav Atelier, our division for bespoke interior design services, where we tailor designs for both homes and businesses. Our portfolio is quite extensive. We have properties in Mainland China, Hong Kong, the United States and England.

4What does “design” mean to you?

To me, design is about creating spaces that enhance the art of living. It’s the perfect blend of beauty and function, transforming places into environments where people can truly thrive.

My approach focuses on attention to detail and timeless elegance, reflecting both modern and traditional influences. Whether it's through architecture or interiors, design shapes our world and enriches our lives. It's all about creating spaces that are inspiring, functional, and deeply meaningful.

This philosophy is evident in projects like 107 Queen’s Gate and 91 Holland Park, where every detail is crafted to enhance the living experience. Design is about creating an artful living experience that resonates with people.

5What’s your favorite kind of design and why?
My favourite kind of design is one that subtly blends functionality with aesthetic appeal. It's the magic of transforming a simple space into a sanctuary that feels both luxurious and comfortable. The innovative use of materials, combined with keen attention to detail and craftsmanship, excites me and allows each space to tell a story.
6To you, what makes a “good” design?
A “good” property design harmonises functionality and aesthetics. Spaces should be practical and adaptable, ensuring every inch is optimised. Design must be visually appealing, blending current trends with timeless elements. Innovative features and technology set a property apart, enhancing user experience. The design should also respect and enhance its surrounding environment and community, creating value and harmony.
7How did you come up with the idea for your award-winning design?

Our winning project is “107 Queen’s Gate”, a stunning residential development located in the heart of London. This project exemplifies our commitment to preserving the historical essence of a property while integrating modern luxury and functionality.

We chose to enter 107 Queen’s Gate because it embodies the core values of The Eav’s Group: craftsmanship, innovation, and timeless elegance. The project features meticulously restored architectural details, combined with state-of-the-art amenities, and bespoke interiors that cater to the needs of modern urban living. Each element of 107 Queen’s Gate is crafted with precision and an eye for detail, ensuring an exceptional living experience.

8What was your main source of inspiration for this design?

Our main source of inspiration for the design of 107 Queen's Gate was the rich history and architectural grandeur of the surrounding Kensington area. We sought to blend traditional elegance with modern functionality, creating a space that honours its Victorian roots while catering to contemporary needs.

We drew inspiration from the timeless beauty of classic British design, incorporating intricate details and sophisticated elements to evoke a sense of luxury and heritage. At the same time, we ensured that the space remains inviting and comfortable, with modern amenities and thoughtfully designed interiors that enhance the overall experience.

The result is a harmonious blend of old and new, where guests can enjoy the charm and character of a historic property, complemented by the conveniences of modern living.

9Do you think your country and its cultural heritage has an impact on your design process?

Absolutely. Growing up in such a diverse environment has given me an appreciation for both traditional craftsmanship and modern innovation. The compact living spaces push me to maximise space while maintaining style and function.

The mix of cultures inspires me to use a variety of textures, colours, and materials in my designs, reflecting the city's diversity. Hong Kong's heritage shapes my approach to design, driving me to honour tradition while embracing contemporary sophistication. This balance between old and new is incredibly inspiring and rewarding.

10Congratulations! As the winner of the London Design Awards, what does it mean to you and your company and team to receive this award distinction?

Winning the London Design Awards is an incredible honour for us at 107 Queen's Gate. This award is a testament to the dedication, creativity, and hard work of our entire team. It means the world to us to have our efforts recognised on such a prestigious platform.

For our company, this distinction reinforces our commitment to excellence in design and innovation. It motivates us to continue pushing boundaries and striving for even greater heights in our future projects.

12What were the main challenges you faced during the design process, and how did you overcome them?

One of the biggest challenges we faced with 107 Queen’s Gate was preserving the historical integrity of the building while incorporating modern amenities and luxury features. Balancing the old with the new required meticulous attention to detail and a deep understanding of both historical preservation and contemporary design.

Another significant challenge was ensuring that all renovations and restorations met the stringent regulations and standards set for historical properties in London. This required close collaboration with heritage consultants, architects, and local authorities to ensure compliance while maintaining the building's character and charm.

Additionally, sourcing materials that matched the original elements of the property was a complex task. We had to find skilled artisans and suppliers who could replicate the intricate details and craftsmanship of the original design.

Despite these challenges, the successful completion of 107 Queen’s Gate has been incredibly rewarding, showcasing our team's dedication and expertise in delivering a project that honours the past while embracing the future.

13How do you think winning this award will impact your future as a designer?
I see it as a significant milestone in my professional journey. It’s not just a symbol of recognition; it’s a catalyst that’s propelled my career forward. It’s opened doors to new opportunities and strengthened my credibility.
14What are your top three (3) favorite things about the design industry?

Creativity: The design industry is full of imagination and new ideas. Every project lets us innovate and bring fresh concepts to life.

Impact on Lives: Design changes spaces and experiences, making a real difference in people's daily lives. It's rewarding to see how our work enhances well-being.

Collaboration: The industry thrives on teamwork and diverse perspectives. Working with passionate individuals and learning from each other is incredibly fulfilling.

15What sets your design apart from others in the same category?

Our success stems from a distinct approach that sets us apart from traditional developers. Unlike many in the industry, we focus on creating unique, custom-made designs tailored to the specific tastes and needs of our clients. This dedication to individuality ensures that that each project is not only functional but also a true reflection of the client’s personality and lifestyle.

Moreover, we prioritise excellence and quality in every detail, from the materials we use to the craftsmanship we employ. Creativity is at the core of our work, constantly pushing the boundaries to deliver cutting-edge and timeless designs.

A deep understanding of the market and client needs has also been crucial. We listen carefully to feedback and adapt our approach to exceed expectations. Building strong, trusted relationships with our clients and partners is another cornerstone of our success.

Lastly, our team’s expertise and passion play a significant role. We have a talented group of professionals dedicated to delivering exceptional results and continually improving their skills. This unique blend of custom-made design, quality, creativity, and a passionate team has propelled us to success in our industry.

16Where do you see the evolution of design industry going over the next 5-10 years?

We’ll see a lot more emphasis on minimalist luxury — elegant spaces that are simple yet refined. Designers will blend modern and traditional styles, honouring the past while staying contemporary. Cultural awareness will be big, with designs reflecting diverse backgrounds and stories. Wellness will be key, focusing on creating spaces that promote health and well-being.

And of course, sustainability will be front and centre, with eco-friendly materials and energy-efficient solutions leading the way. In a nutshell, the future of design looks set to be all about balancing style and functionality, tradition and innovation, all while keeping an eye on the planet and our well-being.

17What advice do you have for aspiring designers who want to create award-winning designs?
Stay passionate and curious. Keep learning and don't be afraid to push creative boundaries. Build a strong foundation but be open to experimentation. Seek mentors and collaborate for diverse perspectives. Believe in your vision, stay dedicated, and take risks. Your unique perspective can make a significant impact.
18What resources would you recommend to someone who wants to improve their skills in the design industry?
To improve your design skills, I recommend staying curious and always learning. Read design books and articles for insights and inspiration. Find a mentor to provide practical advice and guidance. These steps will help you grow and excel in the design field.
19Tell us something you have never told anyone else.
Whenever creating the design of a floor plan, I wish I always have 300 sqft extra space.
20Who has inspired you in your life and why?

Two major influences in my life have been my dad and my time studying in the UK. My dad's achievements as a successful entrepreneur and watchmaker have always inspired me. He's shown me the value of hard work, goal-setting, and perseverance. His dedication to his business has taught me invaluable lessons about commitment and determination.

Studying in the UK also had a profound impact on me. The experience allowed me to immerse myself in diverse cultures and develop a strong sense of art. These years were instrumental in shaping my personal and professional growth.

21What is your key to success? Any parting words of wisdom?
I believe that success is rooted in staying true to oneself and following your passions.
